Your annualized rate is set by how much you invest and the term you choose — and it's fixed for the full duration of your investment. Interest is paid out on your schedule (monthly or quarterly), and your principal is returned in full at the end of the term.

How and when are returns paid?
You choose monthly or quarterly interest distributions at the annualized rate tied to your investment size and term (see the Rate Schedule above). Principal is returned in full at the end of your term.
How is my capital protected if a specific project runs long or doesn't sell?
The fund is diversified across multiple active projects at all times. No single delay, sale, or market hiccup impacts your returns. Every project is underwritten against local comps and hard-cost budgets before capital is deployed, and each property serves as real collateral in the fund pool.
What's the accredited investor verification process?
Under SEC Rule 506(c), we're required to verify accredited status before accepting funds. For commitments of $200,000 or more, verification can be streamlined via written self-certification under current SEC guidance. For smaller commitments, verification is handled through standard documentary review — tax returns, brokerage statements, or a written letter from your CPA, attorney, or licensed broker-dealer within the past 90 days.
Can I invest through a self-directed IRA or 401(k)?
Yes. The Jubilee Fund is eligible for self-directed IRA and Solo 401(k) investments through standard custodians. We can refer you to custodians we've worked with. This is a common approach for investors who want tax-advantaged exposure to alternative real estate income.
Can I get my money out early?
Funds are committed for the term you select — 1, 2, or 3 years. Early withdrawal is not available. This is a term investment, not a liquid fund. Plan your commitment around capital you don't need to access for the full term.
How are Irby Capital's interests aligned with mine?
Jared Irby invests his own capital alongside every fund investor. We don't collect management fees from investors — our returns come from the spread between fund rates and project economics, which only works if investors are paid first. Skin in the game, not fee extraction.
What about taxes — 1099 or K-1?
Interest distributions are reported on Form 1099-INT at the end of each year. You don't receive a K-1, which simplifies your tax filing compared to most private real estate funds. Consult your tax advisor for your specific situation.
What's the current round availability?
Fund capacity is managed per round. Current availability, round close dates, and any investor-specific terms are confirmed during the initial call after you request fund details.
