Who can invest with Irby Capital?
Our investment offerings are available to accredited investors as defined by SEC regulations. Generally, this means individuals with a net worth exceeding $1 million (excluding primary residence) or annual income exceeding $200,000 ($300,000 for joint income) for the past two years with a reasonable expectation of the same in the current year. We verify accredited status as part of our onboarding process.
What is the minimum investment amount?
The minimum investment for both Private Lending and the Jubilee Opportunity Fund is $50,000. This threshold allows us to maintain efficient operations while providing meaningful portfolio exposure to our investors. There is no maximum investment limit, and many of our investors participate at significantly higher levels.
How are my investment returns paid?
For Private Lending, interest is paid monthly via ACH direct deposit or check throughout the loan term. For the Jubilee Fund, you choose your preferred payment frequency at the time of investment: monthly or quarterly. All interest payments are calculated on your invested principal at your agreed-upon annualized rate.
What happens if a home does not sell on schedule?
While our homes have historically sold within their projected timelines due to strong demand in Mobile's affordable housing market, delays can occur. In Private Lending, your loan continues to accrue interest at the agreed rate until the property sells and your principal is returned. In the Jubilee Fund, the diversified portfolio structure means a delay on any single property has minimal impact on overall fund performance and your payment schedule.
Can I invest using my IRA or 401(k)?
Yes. Both Private Lending and the Jubilee Fund are eligible for investment through self-directed IRAs and solo 401(k) accounts. We work with several self-directed IRA custodians and can provide guidance on setting up or transferring funds to a self-directed account if you don't already have one. This is a popular option for investors seeking tax-advantaged real estate returns.
What security backs my investment?
Private Lending investments are secured by individual first-lien deeds of trust recorded on the specific property you fund, with conservative 65-75% loan-to-value ratios. Jubilee Fund investments are backed by the fund's diversified portfolio of first-lien positions across multiple construction projects. In both cases, your investment is secured by real, tangible property with meaningful equity cushion.
What is the difference between Private Lending and the Jubilee Fund?
Private Lending lets you evaluate and select individual deals, earning 8-10% on short-term (6-12 month) construction loans. It is ideal for hands-on investors. The Jubilee Fund is a passive, diversified investment earning 10-14% over 1-3 year terms, with the fund manager handling all deal selection and management. Both are backed by real property. The right choice depends on whether you prefer active deal selection or passive income.
Are there any fees charged to investors?
No. Irby Capital does not charge investors any management fees, origination fees, or performance fees. The returns quoted are net returns to you. Our revenue comes from the construction and sale of homes through our affiliated builder, Blueprint Community Homes, which means our interests are fully aligned with yours: we only succeed when projects are completed successfully and profitably.
